Bayut Exclusive: Dubai’s most affordable areas to rent studio units in H1 2016

As we move into the latter half of 2016, the realty sector of Dubai has brought some good news for prospective tenants.

Apartment rents in the emirate have adjusted over the course of the past six months, making many localities more affordable than they were earlier. To make matters easier for those moving to Dubai soon, Bayut has compiled a list of localities where studio apartments can be rented for the lowest prices. Bayut only considered areas that had at least 100 units up for lease.

International City

Just like in previous months, International City continues to be the most affordable locality for renting studio apartments in Dubai. The locality is home to myriad of options in its residential blocks and is laced with amenities needed for living. The average rent for studio units here remained close to AED 33,000 in the first half of 2016.


The suburban International Media Production Zone is a popular living locality in Dubai that offers ample green spaces and peace of mind. The locality, accessible from various main roads, offered studio units at an average rent of AED 42,000 in the first half of the year.


While the developer’s grand plans for the locality are still in the construction phase, the area is not short of interest from tenants. Dubailand is fast becoming a popular locality for residence due to the affordability and quality of construction it offers. Rent of an average apartment cost tenants an average of AED 47,000 in H1 2016.

Dubai Silicon Oasis

Serenity and green spaces is the first thing that comes to mind when the area gets a mention. The popular locality offers quality housing options of all bed categories and is highly preferred by families. Studio apartments in the area commanded an average rent of AED 47,000 in the first six months of 2016.

Discovery Gardens

Nestled behind the Ibn Battuta Mall, Discovery Gardens is a quite community known for offering affordability and quality of life. Its easy accessibility through various main routes has certainly added to its popularity. In the first half of the year, average rent for studio units hovered around the AED 49,000 mark, making it a bargain for home hunters.
