Some 110 homes were sold in Arabian Ranches from January to May, accounting for 70 per cent of golf community villas sold in Dubai so far this year, according to statistics from Reidin. According to real estate experts, an increasing number of residents are looking for golf homes in Dubai, with golf communities in Arabian Ranches, Emirates Hills and Jumeirah Golf Estates currently among the most popular.
Villas in Arabian Ranches are among the smallest, with an average size of 3,796 sq ft, while an average Emirates Hills villa is five times bigger. Prices of golf homes in Dubai vary widely from Dh1.6 million for an Arabian Ranches villa to Dh53 million in Emirates Hills.
“Golf homes can expect good rental yields and capital appreciation, depending on the location within the development and views,” said Paul Clark, Luxury Sales Specialist at Luxhabitat, which specialises in the Arabian Ranches and Jumei- rah Golf Estates areas. “Golf communities in general carry an extra prestige factor.
“This also usually warrants high-quality properties, top-class facilities, family community, good accessibility and safe, secure environment.”
Andrew Cleator, Luxury Sales Director, adds, “Buying in a golfing development nearly always adds to the investment security as golfing enthusiasts and end users looking for tranquil surrounding will always pay a premium to reside in such an environment.”
Tugba Dogan, Emirates Hills specialist says premium returns on these golf properties depends on location, quality and views. “Usually, the standard for build is 30 per cent,” she says.
According to Luxhabitat, new developments in the Arabian Ranches, Emirates Hills and Jumeirah Golf Estates areas have emerged as demand has increased. “At Jumeirah Golf Estates many of the developments still have a certain level of construction going on and residents seem unfazed by this and have the foresight to accept the temporary inconvenience if any,” says Clark.
Cleator adds: “All the established golf communities are currently undergoing extensions. This shouldn’t have much of an impact on the current residents and ultimately this will give added value to their community as a whole when the development is fully complete.”
Meanwhile, more than 1,000 villas have been planned in Dubai Hills and Arabian Ranches, including ultra-high-end developments in Fairway Vistas in Dubai Hills. “Fairway Vistas promise to deliver a unique exclusive lifestyle for the discerning buyer,” says Jason Hayes, Head of New Developments at Luxhabitat. “The materials choices and superb finishes result in an exquisite blank canvas ready for the new owners to create the home of their dreams.”
